Are you eligible for a home owner grant?

 

There are two types of home owner grants, the:

  • Basic grant
  • Senior/additional grant

You can only claim one type of home owner grant. 

The amount of property tax you pay is dependent on which home owner grant you’re able to claim.

You must claim your home owner grant each year, even if you are paying through your mortgage or deferring your payment. Claim your grant online

Eligibility criteria

  • To be eligible for the basic home owner grant, you must meet the Province of BC's criteria:

    • Be a Canadian citizen or landed immigrant.
    • Ordinarily reside in British Columbia.
    • Be a registered owner or eligible occupant of your home.
    • Have the home be your principal residence (where you live and conduct your daily activities).

    The grant does not apply to summer cottages, second homes, or rental properties.

2018 home owner grant threshold increased to $1.65 million

In 2018 the home owner grant threshold of assessed or partitioned value is $1.65 million (from $1.6 million in 2017). The grant is reduced by $5 for each $1,000 above the threshold.

  • The basic grant is eliminated when the assessed or partitioned value reaches $1.764 million
  • The additional grant is eliminated when the assessed or partitioned value reaches $1.819 million

 If you qualify for the seniors or other additional grant, but the grant amount has been reduced or eliminated due to the $1.65 million threshold, you may still be eligible for the low income grant supplement .
